Property in Luxembourg

What could your property offer?

Before you sell, renovate or commit to a developer, we explore the possibilities your property offers.

Perhaps this sounds familiar.

You own an older house, a plot of land or an inherited property.

A developer has shown interest. The plot seems large. Several family members own it together. Or you are unsure whether selling, renovating or developing would make more sense.

That is where we start.

Keep / Sell

Does the property still fit your plans? What are the reasons to keep it or to sell?

Improve / Divide / Renovate / Refurbish

Renovate, change the layout, extend or divide a plot: which change might make sense?

Develop

Could a new building or an arrangement with a developer work? Perhaps with an agreement to receive apartments later on.

Not every property should be developed. What matters is the solution that fits your property and your personal goals.

Founder of PraediaVia

Who is behind PraediaVia?

I’m Jeff Nigro. I founded PraediaVia because owners deserve a clear basis for making decisions before they commit. A house often represents a lifetime of work, family ties and plans for the future. I want to treat that with care.

I hold a Bachelor’s degree in Law from the University of Luxembourg and combine experience in international law firms with further training in property, planning, construction management and financial feasibility. My own projects put that knowledge into practice.

You speak directly with me. I listen, explain my thinking and tell you openly when I believe a project would not be worthwhile.

The owner comes first

Decide with a clearer picture.

We do not start by asking how to sell your property. We start by asking what makes sense for you.

A professional buyer knows their numbers. As an owner, you should be able to understand your options and assess an offer.

PraediaVia brings together what is often considered separately: building possibilities, ownership questions and financial feasibility. We compare your options first. This gives architects, developers or estate agents a clear basis to work from, guided by your goals.

Grants, undivided co-ownership, condominium ownership and easements also form part of the review. I organise the questions that need answers and coordinate specialist checks. Individual legal advice is provided by lawyers, with a notary involved where needed.

This gives you a clearer basis for discussions with architects, developers or estate agents. I can find suitable buyers or partners and help with the next steps. We agree on the scope together.

Wormeldange · Current project

A look at my projects.

Current project in Wormeldange: turning a single-family house requiring renovation into a building with several homes.

The review opens up an alternative to a direct sale: six proposed homes, including a duplex penthouse for the owner. A combination of the penthouse and a cash payment could be considered. Sketches and my own interior plans make that option tangible early on.

What the review makes possible
Reviewing the planning rules reveals potential beyond the existing building: a project based on that potential may enable a higher sale price to a developer or other forms of consideration.

First, see whether a closer look is worthwhile.

The first PraediaVia Potential Check is free and without obligation.

Send me the address or plot number and briefly describe your situation. I review the available information.

You receive an initial view: which options deserve a closer look, what might stand in the way and what still needs checking?

Detailed valuation, design and specialist assessments are not included in the initial review.

What does it cost afterwards?

Before any further work, we agree on the scope and fees, including who pays and when. The initial review carries no obligation to continue.

What happens to my information?

I treat your information confidentially. Before presenting your property to buyers or partners, we discuss it together.

Tell me about your property.

Where is it, and what is on your mind?

A possible sale, several owners or simply wondering whether more is possible: a short message is enough. Feel free to attach photos or documents.

No complete set of documents yet? That is fine for a first conversation.

Do not rush to sell. Do not develop without reason. First, understand which solution really makes sense.
